Large new apartments rarely come up in central Delhi, which is what makes this project unusual. Hines Elevate Homes is a joint venture between global developer Hines and Conscient Infrastructure, bringing high-rise living to Kamla Nagar, one of North Delhi's best-loved older neighbourhoods. We don't have a verified RERA number for Hines Elevate Homes Delhi on file yet, so ask us for it and check it on the state RERA portal before you pay anything.

The scale is significant. This is a 10-acre mixed-use development with roughly 930 residences across 6 towers rising up to G+49, offering 3 and 4 BHK homes. It is a new launch, listed as coming soon, and we don't have a possession date on file yet either.

Kamla Nagar sits at the centre of North Delhi, a stone's throw from Delhi University's North Campus and about 600 m from the historic Roshanara Club. It is a lively, established part of the city with deep roots. The standout is what lies behind the project, a 15-acre DDA green area that acts as a natural buffer. Premium commercial frontage is also planned at the doorstep.

Connectivity is strong for a central location. An upcoming Magenta Line Metro station is planned about 400 m away. New Delhi Railway Station is about 5 km, Connaught Place about 5.5 km, AIIMS about 13 km, IGI Airport (T3) about 18 km and DLF Cyber City about 23 km.

The clubhouse, at about 1.70 lakh sq.ft, is the centrepiece. Inside you will find a swimming pool, a well-equipped gym, sports and wellness facilities, a salon and a multi-cuisine restaurant. Outdoors there are central greens and a jogging and cycling track, and children get their own play zone. 5-tier security and 24x7 power back-up take care of the basics.

The 3 BHK + SQ is 2,800 sq.ft at around ₹7.4 Cr, and the 4 BHK + SQ is 4,000 sq.ft at around ₹10.5 Cr. Prices move, and detailed floor plans aren't published yet, but NRIVEST can share them as they are released.

This makes sense for families rooted in North or Central Delhi who want a large new apartment without leaving the city, including NRIs whose parents already live in the area. A permanent green buffer and a planned metro station close by are solid fundamentals. That said, towers of up to 49 floors in an established neighbourhood are a big change, so think about traffic, parking and how the commercial frontage will feel once it is busy.

Conscient is a Gurugram-based company, and the simplest way to judge it is by its finished work. Heritage Max in Sector 102, Gurugram, is ready to move with direct access from the Dwarka Expressway, so living there, or talking to people who do, tells you how the developer handles a completed project. Its other listings include Conscient One, a commercial building in Sector 109, and Parq in Sector 80, which is under construction.
