Omaxe State

Let me start with what Omaxe State is not: it is not a housing project. It is a large retail and leisure destination on 50.4 acres in Sector 19B, Dwarka, and the thing to note straight away is that it sits in Delhi, just across the border from Gurgaon. It is a new launch, and what you buy here is a shop. It is registered under RERA, registration number DLRERA2024P0003, and you can check it on the state RERA portal before booking.

The idea is a five-in-one destination, bringing sports, entertainment, shopping, dining and hospitality together on one site. At its centre is a cricket-cum-football stadium designed for 30,000 spectators, alongside a 2,000-capacity indoor stadium for games like table tennis, basketball and badminton.

Dwarka's newer sectors sit right where Delhi meets the Expressway, and a lot of national-scale infrastructure is coming up around them. The project is adjacent to Dwarka's Convention and Expo Centre and next to Bharat Vandana Park, with the upcoming Diplomatic Enclave in the vicinity and a golf course roughly 500 to 700 metres away.

The connections are strong. Dwarka Expressway and UER II are about 700 metres away, IGI Airport is around a 7-minute drive, the Gurgaon border is about 2 minutes' drive, and a Delhi commercial hub is around 5 minutes off.

Beyond the two stadiums, the retail plan is large. There is a 4.2 km air-conditioned shopfront with more than 400 retail stores, and over 75% of the shops are on the ground floor. Entertainment includes a 75,000 sq.ft esports arena and a 5-screen multiplex, while food is covered by six terrace garden restaurants, a café and a large food district. There is also an invite-only club and a central piazza.

The building itself is set up for retail, with air-conditioned corridors, an entrance lobby, passenger and service lifts, car parking, power backup and ATM or banking facilities. Security covers CCTV, fire fighting and round-the-clock staff, and there is housekeeping along with landscaped greens. The design is also described as Vaastu compliant.

Shops are listed from 40 sq.ft, at around ₹51 Lakh. That is a small unit, so ask for the exact carpet area, the floor and the frontage of anything you are offered. Prices vary a lot by position in a retail project, so get the current sheet.

The low entry ticket is the obvious appeal, and the stadium anchor gives people a reason to come that most malls simply do not have. For an NRI looking for a commercial asset close to the airport, that is a genuine draw.

Be clear, though, about how retail works. Your income depends entirely on footfall and on how well the destination is run, and a stadium brings crowds on event days, not every day. Ask about the leasing plan, maintenance charges and the expected opening date, and read any rental promises in the agreement closely. Because the project is in Delhi, it is regulated by Delhi's RERA, not Haryana's, so verify the registration there.

As for the developer, Omaxe has been around since 1987 and is headquartered in New Delhi. It builds townships, housing and commercial projects across several North Indian states.
