Ask anyone who lives in Noida where they'd buy if money were no object, and Sector 44 comes up a lot. The trouble is that almost nothing new gets built there. Godrej Riverine is one of the few exceptions, a fresh launch in the older, established part of the city. It is registered under RERA, registration number UPRERAPRJ763929/11/2024. The project sits on about 6.46 acres with four towers, close to the Noida Golf Course and Botanical Garden metro. Its landscape takes the river as its theme, with a cascading waterfall, curved pools and a grand clubhouse, and Godrej's renders show green views from the upper floors. Homes are 3 BHK and 4 BHK, every one of them with a study, and some 4 BHK layouts add a family lounge or store room.

Sector 44 is central Noida at its most settled: leafy, with the golf course next door and the everyday essentials only minutes away. Botanical Garden Metro is about 4 minutes from the site, while Indraprastha Apollo Hospital and DLF Mall of India are each about 5 minutes. Oberoi, Thakur and Ryan International schools are about 12 minutes away, and IGI Airport about 45 minutes. You aren't betting on a sector growing up around you. It's already there, and that's precisely what you pay for.

The amenity list is focused rather than sprawling. There's the grand clubhouse, a swimming pool, a spa, a yoga deck and a cafeteria, set among landscaped greens and the cascading waterfall that gives the project its character. For a project of this size that's about right, because the real luxury here is the location outside the gate.

The 3 BHK with study is size and price on request, and the 4 BHK with study starts from around ₹8.95 Cr, with size on request. Prices move, so treat the starting figure as indicative and ask NRIVEST for the current sheet and carpet areas.

Riverine is really about location. New, large-format homes in central Noida are hard to come by, and here you have the metro, Apollo and Mall of India within minutes, plus easy access to south Delhi. For an NRI, an established neighbourhood like this tends to be easier to rent out and easier to manage, because tenants already want to live here. And Godrej is a safe name to buy from.

You do pay for all that. With 4 BHKs starting near ₹9 Cr and possession listed for September 2029, it's a long wait for a premium address. Before you commit, ask for the carpet area of the specific unit and work out the per sq ft rate on carpet, not just the headline price.
