Most people assume there is nothing new left to buy on Golf Course Road, and Godrej Samaris is the exception worth knowing about. Godrej Properties is developing it in Sector 53, on one of the last large open parcels on this stretch. The plot is 7.4 acres with 5 towers, and more than 4.5 acres are kept free for greens, water features and outdoor amenities. It is registered under RERA with registration number RC/REP/HARERA/GGM/1059/791/2026/31, and you can check it on the state RERA portal before booking. Possession is currently expected around August 2033, so be ready for a long build.

Sector 53 is a settled, green part of the city. Schools, hospitals and shopping are already in place, which means you aren't waiting years for a neighbourhood to grow up around you. The real advantage is that you get a Golf Course Road address while still having a quiet place to come home to. Distances are short, too. Millennium City Centre Metro is about 3 km away, Medanta, The Medicity is about 5.5 km, DLF Cyber City is about 6 km and Rajiv Chowk is about 6.5 km. Ambience Mall is about 7 km, and IGI Airport (T3) is about 13 km.

What sets Samaris apart, first of all, is that it offers a genuine Golf Course Road address in new construction, which is genuinely scarce. Inside the complex there is a 1-acre nature trail with a treehouse, firepits, barbecue zones and shaded lawns, and air-cleaning systems are built into the main park areas. There are workspaces set into the landscape, which is handy if you split your time between home and office. Arrival is handled with separate entry and exit checkpoints for residents and guests and triple-height lobbies, and every home has a 12 ft slab-to-slab height and smart-home technology.

The facilities are spread across two clubhouses, which helps keep things from feeling crowded. Between them you get a swimming pool, an equipped gym, a spa and salon, a multicuisine restaurant, squash, tennis and badminton courts, an indoor games room, a library and a business centre. Outdoors there are central greens, a jogging and cycling track, a kids' play zone, a senior citizens' area and a yoga and meditation deck. The day-to-day basics are covered as well, with 24x7 power backup, 5-tier security, a concierge desk, EV charging points and professional maintenance.

On sizes, there are two 3 BHK 3T options, one of 2,935 sq.ft at around ₹9.39 Cr and one of 2,984 sq.ft at around ₹9.60 Cr. The 4 BHK 3T measures 3,723 sq.ft and is priced around ₹11.90 Cr, and the penthouse is 5,600 sq.ft at around ₹18.50 Cr. Prices start around ₹9.38 Cr, but new-launch pricing moves, so check the current sheet before you decide. The detailed specification sheet hasn't been published yet.

The payment plan is worth reading slowly. It asks for 5% at booking and another 5% within 18 days, then 15% on 15th February 2027. After that, 25% is due at the 18th floor slab, 25% on completion of the super structure, 20% on application of OC and the last 5% on offer of possession.

Samaris makes sense if the address matters to you and you're happy to wait for it. Being about 3 km from the metro and 6 km from Cyber City is the main reason to pay this price rather than buy further out, and a location like this also tends to keep tenant interest steady. Since most of the money is tied to construction stages, it is easier to manage from abroad. Do note, though, that 25% will have gone in by a fixed date, 15 February 2027, whatever the progress on site. And at these sizes the homes are generous but not vast for the ticket, so compare carpet areas carefully.
