L&T Sector 86

This is L&T Realty's first residential project in the National Capital Region, and that alone will get it attention. The site came to L&T Realty Properties Ltd through its April 2026 acquisition of International Green Scapes Ltd, which gave it roughly 20 acres in New Gurugram. We don't have a verified RERA number for L&T Sector 86 on file yet, so ask us for it and check it on the state RERA portal before you pay anything.

Broker listings describe a plan of seven high-rise towers, reported as G+37, with about 900 homes and more than 80% of the land kept open, including about 10 acres of central greens and a water body. It is a new launch. As of early October 2026, though, the project is not listed on L&T Realty's website or in the HARERA Gurugram register, so treat many of these details as reported rather than confirmed.

Sector 86 is in the newer part of Gurgaon, between the Dwarka Expressway and NH-48. The site is reported to be open on all four sides, with two sides on 84-metre sector roads, so access should be easy and the towers shouldn't feel hemmed in. The Southern Peripheral Road (SPR) is approx. 2 km away, the Dwarka Expressway approx. 3 km and NH-48 (Delhi-Jaipur Highway) approx. 5 km, while IGI Airport is approx. 30 km.

The design team is a strong one, with Hafeez Contractor on architecture, Bobby Mukherji on interiors and WATG on landscape. There is about 60,000 sq.ft of club space, made up of a central club of about 50,000 sq.ft and a sports club. Between them, the clubs should cover most of what a family uses week to week: a swimming pool, gym, spa and sauna, yoga deck, indoor games, a cafeteria, tennis and badminton courts, a jogging track and a kids' play area. Around that you have the central greens, CCTV, power backup, lifts and 24x7 security.

On specifications, the reported details are G+37 high-rise towers, a 10-foot deck in every home plus additional storage and utility space, and three-level basement parking.

Phase 1 is reported to include three towers, two of 3 BHK and one of 4 BHK, each offered in two layouts called Majesta and Luxuria. The 3 BHK Majesta is about 2,500 sq.ft at around ₹4.75 Cr, and the 3 BHK Luxuria about 2,700 sq.ft at around ₹5.50 Cr. Moving up, the 4 BHK Majesta is about 3,500 sq.ft at around ₹7.00 Cr and the 4 BHK Luxuria about 4,000 sq.ft at around ₹8.00 Cr. This is a large, well-planned community rather than a boutique project, and the price ladder is easy to follow. For an NRI buyer, a big engineering name and a lot of open space are reassuring, and generously sized homes with decks tend to appeal to families.

The essential check is the paperwork. The project isn't yet on the HARERA register or L&T Realty's own website, so don't pay anything until you have seen the RERA number, the committed possession date and the payment plan.
