Godrej Verano

Godrej Verano is the newest apartment project from Godrej Properties in Sector 63A, and the company is calling it North India's first "Bay Living" community. Strip away the label and the idea is quite simple. The clubs, lawns and water sit in the middle of the estate, and the homes are arranged around them, instead of the usual layout where the amenities get squeezed in wherever there is space left. The project is registered under RERA with registration number RC/REP/HARERA/GGM/1081/813/2026/53, and you can check it on the state RERA portal before booking.

The low-density claim holds up when you look at the numbers. There are 4 towers and 624 residences spread over 11.36 acres, and the buildings take up only 19% of the land. The other 81% is given over to landscaping, water and recreation, which is rare at this scale. Sector 63A sits on the Golf Course Extension Road corridor, a stretch that has turned into one of Gurugram's main luxury belts over the last several years. This pocket is close to the Southern Peripheral Road interchange, so you are tucked away from the busiest part of the road without being cut off from it.

Getting around is straightforward. The Southern Peripheral Road is about 5 minutes away, and the Golf Course Extension business belt and Sohna Road are about 10 minutes. DLF Cyber City and Cyber Hub take about 10 to 15 minutes. For families, Heritage Xperiential School and Good Earth City Centre are about 12 minutes out, and GD Goenka World School and NH-48 are about 15 minutes. Medanta, The Medicity is about 15 to 18 minutes, HUDA City Centre Metro and Fortis Memorial Research Institute are about 20 minutes, and IGI Airport is about 30 to 35 minutes.

The centrepiece is what Godrej calls The TriBay, three Miami-themed clubhouses with over 2.1 lakh sq.ft of club space, split into Sports, Beach and Social districts. The homes themselves face mostly east-west and have three exposed faces each, so layouts are bright and cross-ventilated, and many apartments get light from two sides along with views of the Aravalli ridge and the skyline. The design team is a serious one too, with Miami Art Deco architecture by UHA London, landscape by PL Design and interiors by Open Atelier.

Splitting the club into three districts is a practical decision, because a birthday party in the banquet hall won't clash with the gym crowd. The Beach District is built around a resort-style lagoon pool with cabanas, a sun-lounger deck, a kids' splash pool, a poolside café and bar, and jacuzzi and steam. The Sports District has tennis, basketball, squash, a cricket practice net, a fully equipped gym and a jogging and cycling track. On the social side you get a co-working lounge, a library, a screening room, a private dining room, an indoor games room and an open-air amphitheatre. Around all of this there is a pet park, a senior citizens' court, a kids' play zone, a barbecue lawn, EV charging, concierge and estate management, and three-tier security with CCTV.

Inside the homes, living and dining areas get large-format vitrified tiles, while the master bedroom has laminated wooden flooring. Kitchens are modular, with a granite or engineered stone counter, provisions for a hob, chimney, purifier and dishwasher, and a separate utility balcony. Bathrooms are tiled with designer tiles up to the false ceiling and have glass shower partitions. Balconies come with full-height glazing in anodised aluminium frames, every habitable room has split AC provision, and the RCC structure is designed for Seismic Zone IV.

There are several sizes to choose from. A 3 BHK of 2,150 sq.ft is priced around ₹5.91 Cr, a 3 BHK with servant room of 2,575 sq.ft is around ₹7.08 Cr, a 4 BHK with servant room of 2,950 sq.ft is around ₹8.11 Cr, and a 5 BHK with servant room of 3,900 sq.ft is around ₹10.72 Cr. Penthouses are also available, with size and price on request. So the range runs from 2,150 to 3,900 sq.ft, starting around ₹5.91 Cr, but launch prices tend to move, so ask for the current sheet. Payment follows a construction-linked plan of five 20% instalments tied to milestones, and the EOI booking amount is ₹10 lakh.

Verano suits a family that wants a big home inside a resort-style estate and likes having options that run from a 3 BHK all the way up to a penthouse. If you are buying from abroad, the construction-linked plan works in your favour, since your money goes in as the building goes up rather than on fixed dates. Before you sign, check two things: the refund terms on the ₹10 lakh EOI, and the carpet area of your unit, because the sizes above are super area.
