Elan The Statement

Most new luxury projects in Gurgaon go up on new corridors, but Elan has done the opposite with The Statement. It has put its super-luxury product on Sohna Road, one of the older, more established stretches, betting that you would rather have the newest building on an address that already works. It is registered under RERA with registration number GGM/1022/754/2025/125, and you can check it on the state RERA portal before booking.

The project has 6 full-glass towers rising to G+36 floors on 5.875 acres, giving Sector 49 a new skyline, and around 70% of the site is left as open greens. Only 4 BHK apartments and penthouses are on offer.

Sector 49 sits on Sohna Road, a mature stretch with Medanta and Artemis hospitals, established schools, and malls and offices within easy reach. It is a settled address rather than a corridor still finding its feet. Golf Course Extension Road, NH-8 and the Southern Peripheral Road are a few minutes away, and metro and RRTS lines are planned nearby. NH-48 is about 5 minutes, MG Road and Cybercity about 15 minutes, IMT Manesar about 20 minutes, Delhi about 25 minutes and IGI Airport about 30 minutes.

The design team is led by Benoy, London as principal architect, with landscape by SWA. A few features stand out, including a heated outdoor pool plus a separate indoor pool with jacuzzi, a dedicated shooting range, which you rarely see in a residential club, and a concierge desk with valet parking.

The club list is long. For fitness and wellness there is a gym, a spa and salon, yoga and meditation zones and the two pools. Sports cover a multi-sports arena, jogging trails, tennis, pickleball, badminton and the shooting range. On the social side you have a multi-cuisine restaurant, a bar, a detox café, a banquet hall and patisserie and a co-working space. Children get a play area, a trampoline zone, a skating rink, a climbing wall and a creche. On-site retail and a pharmacy handle small errands, and arrival is through a grand lobby.

Inside, homes come with glossy Italian marble flooring, modular European kitchen cabinetry and smart VRV/VRF air-conditioning. Soundproof double-glazed windows and DGU external glazing help keep noise and heat out, and EV charging points, 100% power backup and 24x7 water supply are included.

The 4 BHK + SQ measures 4,285 sq.ft in Towers 1, 2, 3 and 5 and 4,340 sq.ft in Tower 4. Penthouses come in 7,250 sq.ft and 7,395 sq.ft. So homes run from 4,285 to 7,395 sq.ft, with prices starting around ₹10.25 Cr. Unit-wise pricing is on request, and prices move, so ask for the current sheet and the payment terms.

New super-luxury product is rare on Sohna Road, and buying into a settled neighbourhood takes a lot of guesswork out of the purchase. It suits large households who want big homes and a long club list. For NRIs, a concierge-and-valet style building is also easier to come back to on visits, and the established surroundings reduce the risk of a half-built neighbourhood.

There are two honest questions to ask. All-glass facades in a Gurgaon summer raise fair points about cooling costs and upkeep. And six towers on under six acres will feel quite different from a large estate, so look closely at tower spacing and views.

Elan is a Gurugram developer that made its name with retail and commercial projects before moving into big-ticket housing. Its residential work sits at the luxury end, with Elan The Presidential under construction on about 30 acres in Sector 106 and Elan The Emperor, a newer launch on about 37 acres with very large 4 and 5 BHK homes.
