Everything at Regal Gardens is arranged around the greens. DLF placed all the towers so they face a central green area of about 4 acres, on a site of about 11 acres in Sector 90, Gurgaon. The society is ready to move and forms part of the wider DLF Garden City setting. We don't have a verified RERA number for DLF Regal Gardens on file yet, so ask us for it and check it on the state RERA portal before you pay anything.

The small touches are thoughtful. Every tower entrance has a seating area under a trellis covered with plants, the central greens have more trellis-shaded seating, and there's an ornamental pool. The club was designed with a resort feel, in both its architecture and its landscaping, and even the entry has a proper drop-off.

Sector 90 is in New Gurgaon, a calmer, greener part of the city with a cluster of DLF housing. Delhi Public School is nearby, GD Goenka is close for higher education, and Rockland Hospital is at hand for healthcare. Day-to-day shopping is at the stores in DLF New Town Heights next door. Medanta and Rajiv Chowk are both around 10.5 km away, which is a manageable drive for occasional trips, but if someone will be commuting daily into old Gurgaon, it's worth testing the route at peak hours.

Children get play areas designed for different age groups, and adults get the club, a gym and the gardens. The practical side is in place too, with 24x7 security and CCTV, power backup, fire fighting, lifts, car parking and on-site maintenance staff.

Homes range from 1,703 to 2,251 sq.ft. There are two 3 BHK sizes, 1,703 sq.ft and 1,755 sq.ft, and a 4 BHK Deluxe + Family Lounge of 2,251 sq.ft. Indicative prices start around ₹2.1 Cr, though resale prices move with the floor, view and condition, so check the current sheet.

Regal Gardens makes sense for a family upgrading within New Gurgaon who would rather see the actual flat, the actual view and the neighbours before signing. Because every tower faces the central greens, you're less likely to end up with a poor outlook than in many denser projects.

For NRIs, a completed DLF society is simple to own from abroad. There's no construction to track, and a well-planned green layout helps when it's time to find a tenant. Before you buy, ask for the exact carpet area of the specific unit on offer. On a resale, the price per square foot of carpet area is what you're really comparing across listings.
