DLF Grove

Independent floors in Gurgaon are usually built by small local builders, and DLF Grove is a welcome exception. It is a new launch of luxury floors in DLF Phase 5, just off Golf Course Road, with DLF handling the build. You get your own floor, your own entrance and a landscaped terrace in one of the city's most settled neighbourhoods. It is HRERA registered, with registration number GGM/538/270/2022/13, and you can check it on the state RERA portal before booking.

The homes are 4 and 5 BHK on individual plots. DLF Phase 5 is part of the Golf Course Road belt, long seen as one of Gurgaon's premium addresses. Roads are mature, there is plenty of greenery and daily conveniences are already in place, and that is the key difference from the newer sectors, because you aren't waiting for the neighbourhood to catch up.

Millennium City Centre Metro is about 1.5 km away. DLF Cyber City and Medanta, The Medicity are each about 5 km, Rajiv Chowk and Ambience Mall are each about 5.5 km, and IGI Airport (T3) is about 11.5 km, a very workable distance if you fly in and out often.

Each home comes with a landscaped terrace and a fully loaded kitchen, and there are four size options ranging from 2,400 to 5,000 sq.ft. Professional maintenance is included, which is a big advantage over unbranded floors.

Residents also get access to a luxury clubhouse with a swimming pool. The homes are gated and protected by 5-tier security, and professional maintenance takes care of upkeep. It is a lighter list than you would find in a large tower complex, which is normal for floors.

The 4 BHK comes in two sizes, 2,400 sq.ft on a 269 sq.yd plot and 2,900 sq.ft on a 344 sq.yd plot. The 5 BHK is 4,000 sq.ft on a 502 sq.yd plot or 5,000 sq.ft on a 644 sq.yd plot. Branded floors on Golf Course Road are relatively scarce, and Grove covers a good spread, from a manageable 4 BHK to a large 5 BHK. For an NRI family, dealing with DLF rather than a small local builder is a meaningful comfort, both on build quality and on ongoing maintenance while you are away. Having the metro this close also helps if you plan to rent the home out for a few years.

Just remember that a floor isn't an apartment. You share a plot, a roof and a staircase with a few other owners. Ask how many floors sit on each plot, who owns the terrace, and how club access and maintenance are charged. Since this is a new launch, also confirm the build timeline and the exact inclusions.
