About Emaar India

Emaar India is the Indian arm of Emaar Properties, the Dubai developer behind the Burj Khalifa. In Gurugram it has been around long enough that many of its corridor projects are already lived-in, which tells you more than any brochure. You can walk through Palm Hills, Palm Premier or Palm Heights in Sector 77, Gurgaon Greens and Imperial Gardens in Sector 102, or Palm Gardens in Sector 83, and see how the towers, greens and maintenance have held up.

Those ready homes are mostly resale. Indicative prices start from about ₹1.85 Cr at Palm Hills and go to around ₹3.30 Cr at Palm Heights, mostly for 3 BHK layouts between roughly 1,450 and 2,025 sq.ft, with 4 BHK options at Gurgaon Greens and Palm Hills. On resale, the asking price is only the start. Check the transfer charges, pending maintenance dues and the actual condition of the flat.

Then there is the newer pipeline. The 88 in Sector 112 starts around ₹1.92 Cr for 2 and 3 BHK, Serenity Hills in Sector 86 from ₹2.98 Cr, and Urban Ascent, also in Sector 112, from about ₹4.92 Cr for larger homes up to 3,151 sq.ft. For new launches, ask for the HRERA number, the committed possession date and the payment plan in writing.

Emaar also sells shop-cum-office plots under the EBD name. EBD 83 is ready, priced from ₹4.28 Cr, while EBD 114, EBD 89 and EBD 65 are under construction from ₹5.10 Cr to ₹6.62 Cr. These suit people who want to build or lease out a small business space, but rental income is never guaranteed, so judge the frontage and footfall yourself.
