Brigade Gateway Neopolis

Brigade Gateway at Neopolis is more than a housing project. Brigade Group is building a mixed-use development on 9.7 acres in Kokapet, where homes sit alongside retail and office space. The residential side has two towers of about 57 floors with 594 homes in total, split evenly at 297 per tower. It is registered under RERA, registration number P02400009142. You can check it on the state RERA portal before booking.

It helps to be clear on where construction stands. The developer's September 2026 update reported that Tower B had reached its third floor slab and Tower A its first floor, so this is very much an early-stage purchase.

Neopolis in Kokapet is one of the most talked-about pieces of land in Hyderabad, and this site has a particular bonus in that it sits right next to Gandipet Lake. You get the lake on one side and the Financial District a few minutes away on the other. Living inside a mixed-use development also means some shops and offices are on your doorstep rather than a drive away.

The Outer Ring Road is about 750 metres away, the Financial District about 4.4 km and HITEC City about 10 to 12 km. Rajiv Gandhi International Airport is about 25 km away, which is worth noting if you fly in and out of India often. With the ORR so close, the run to the airport is straightforward.

The clubhouse is the centrepiece at over 51,000 sq.ft. In and around it you will find a swimming pool, gymnasium, spa, squash and badminton courts, a mini theatre and a multipurpose hall. A jogging and cycling track makes use of the outdoor space, while a co-working space and a supermarket cover the practical side of daily life.

The mix of homes is unusually wide. It runs from 3 and 4 bed residences up to 5 and 6 bed sky duplexes, with super built-up areas from 3,067 to 9,859 sq.ft. Since these are super built-up figures, ask for the carpet area of the exact unit you are looking at. Prices start around ₹4.9 Cr, though prices move, so check the current sheet.

This is a project for buyers at the top end of the Hyderabad market who want a large home in a recognised location, with lake views and work within easy reach. The sky duplexes in particular are a rare format in the city. For NRIs, Brigade is a known name, and a mixed-use setting helps a home stay in demand with senior executives who might rent it.

Be realistic about timing, though. As of September 2026 the towers were only a few floors up, and the RERA date is November 2029. Ask for regular construction updates and factor the long build into your payment planning.
