The name gives it away. One44 is planned for 144 residences, which is a small number for a project with three towers. Ashiana Housing launched it in February 2024 on roughly 3.5 acres in Jagatpura, and it is being built in phases across three towers of 19 floors. With only two to three homes per floor, privacy is a real feature here rather than a brochure line. It is registered under RERA, registration number RAJ/P/2024/2923. Phase 1 and 1A are targeted for completion by December 2028. After strong early sales, a second phase of 54 homes, including six duplexes, was launched in July 2024.

One44 is on Mahal Road in Jagatpura, near DMart, in a well-settled part of south-east Jaipur. Families will appreciate the school options nearby, including BSM Public School, Gurukul Public School and St. Mary's Convent, and for healthcare, Rungta Hospital and Shri Hospital are in the area. It is the kind of neighbourhood where daily life runs smoothly without long drives.

Inside the gate, about 1.6 acres are given over to green area, with a vehicle-free central garden at the heart of the project. For a project of 144 homes, the amenity list is impressive. There is a clubhouse, a swimming pool with a separate kids' pool, a poolside café, a gymnasium and a spa room. Sports are covered with box cricket and an indoor badminton court, and there is a rooftop yoga studio and a barbecue area for weekends. Children have their own play area, and on the practical side you get CCTV surveillance, a sewage treatment plant and an organic waste converter.

You can choose between simplex 3 and 4 BHK apartments and duplex 4 and 5 BHK units, with sizes running from 2,335 to 5,059 sq.ft. One44 is a strong fit if you want a spacious, private home in Jaipur with good schools and hospitals close by. Few neighbours per floor and a car-free garden at the centre make it particularly comfortable for children and older parents. Before you buy, confirm which phase and RERA registration your unit falls under, since the project is split across registrations and timelines may differ. Also ask whether the quoted sizes are carpet or super area.

A word on the developer. Ashiana Housing has been building since 1979 and is headquartered in New Delhi. It is best known for senior living communities and kid-centric homes, with projects in Jaipur, Bhiwadi and Gurugram among other places. Its style tends to be quieter than many large builders, with lower density, plenty of open space and real thought about how families live day to day. One practical note: Ashiana's quoted sizes often look like carpet area, so ask for both carpet and super area before comparing prices with other projects.
