A lot of under-construction projects ask you to trust a brochure, but Piramal Aranya is further along than most. Spread over about 7 acres beside the Veermata Jijabai Bhonsale Udyan, better known as Rani Baug, it has three towers. Avyan, at 41 storeys, and Arav, at 72 storeys, have both been delivered. The third tower, Ahan, has two wings at different stages: Ahan I has its Occupation Certificate and Ahan II is topped out. It is registered under RERA in phases, with registration numbers P51900003324, P51900018039, P51900020330 and P51900051735. You can check each one on the state RERA portal before booking.

The registration P51900051735 lists possession in August 2027.

Byculla sits in south-central Mumbai, and Aranya's site next to the Rani Baug botanical gardens gives many homes a rare green outlook. You are close to South Mumbai's business districts without paying South Mumbai prices, which is a big reason buyers look at this part of the city.

The road links have improved a lot. The Eastern Freeway is about 2 km away, Atal Setu (Mumbai Trans Harbour Link) about 3 km and the Coastal Road about 9 km. Chhatrapati Shivaji Maharaj International Airport is about 17 km away and Navi Mumbai International Airport about 33 km. Having Atal Setu so close is a genuine advantage, because it puts Navi Mumbai and its new airport within much easier reach.

Aranya has more than 40 amenities spread across a ground-level recreation zone, a podium and a clubhouse. A few stand out, such as a golf simulator, a rock climbing wall, a rooftop observation deck and a cricket field. For fitness there is a lap pool, fitness centre, outdoor gym, squash and badminton courts and a walking track. Families get a kids' pool, crèche and library, while a spa, jacuzzi, salon, theatre and amphitheatre cover relaxation. Dog owners will appreciate the dog park.

Homes range from 2 BHK to 5 BHK, with sizes from 635 to 1,970 sq.ft. Prices start around ₹3.7 Cr, though prices move, so check the current sheet with NRIVEST for the wing and floor you prefer.

Aranya is a good fit for buyers who want a central Mumbai home with a green view and plenty of amenities, and who would rather see completed towers than renderings. For NRIs, delivered towers on the same site lower the uncertainty of buying from abroad, and the location near the business districts and the new sea link supports rental demand from working professionals.
