Twelve villas. That's the whole collection, and it's the first thing to understand about The Raas. This is an invite-only set of heritage villas inside Vrindavan Global, the development by The House of Abhinandan Lodha (HoABL) in Vrindavan, and with so few homes it is the most exclusive address in the township. It is registered under RERA, registration number UPRERAPRJ137423/11/2025. You can check it on the state RERA portal before booking.

Unlike the plotted releases around it, The Raas gives you a finished villa, so there's no construction for you to manage. Each one is listed at about 2,002 sq ft. The design takes its cue from Krishna's Raas, the circle dance, and that comes through in arches, courtyards and an overall heritage feel rather than a modern box. The villas overlook the development's clubhouse arena of more than 1 lakh sq ft, so the social heart of the township is right in front of you.

Vrindavan Global sits within reach of the NCR, which is why the area has become a second-home market for Delhi and Noida families rather than just a pilgrimage town. Delhi is about 2.5 hours away via the Yamuna Expressway, and Jewar (Noida International) Airport is about 1.5 hours. For an NRI family, Jewar is the interesting piece, because once it is fully operational it should make getting to Vrindavan from abroad noticeably easier. Living inside a gated township here means you get the spiritual pull of Vrindavan with a calm, organised setting to come back to.

As part of Vrindavan Global, owners get the township's clubhouse, landscaped gardens and temple, all inside a gated community. The list is short, but these are the things you'll actually use, and the clubhouse is unusually large for a development of this kind.

The heritage villa of about 2,002 sq ft starts from around ₹4.75 Cr all-in. With only 12 homes, availability can change quickly, so treat the price as indicative and ask NRIVEST for the current position before you plan around it.

The Raas suits a family that wants a ready home in Vrindavan without the effort of building on a plot. For anyone living abroad, that's a real difference. Building a villa from overseas means hiring architects and contractors, chasing approvals and visiting often. Here the developer does the building and you get a finished home with a heritage look.

It is a very particular product, though. Twelve villas is a small collection, and the facts published so far are limited. Before you book, ask for the exact villa size, both carpet and built-up, along with the full specifications, the handover date and the payment plan in writing. Ask, too, how maintenance will work when you aren't there, since a villa that sits empty for months needs someone keeping an eye on it.
