Sector 84 is on the Dwarka Expressway, where much of Gurgaon's newer high-rise development has happened. It is still maturing, so expect the neighbourhood to fill in around you over the next few years. The upside is a position between the airport side of the city and the established centre. Airia Mall is nearby for shopping, and Tarudhan Valley Golf Resort and ITC Classic Golf and Country Club are in the area for weekends.

The developer lists a good spread of nearby links, though exact distances aren't published. On the road side there is NH-8, Golf Course Road, Rajiv Chowk and Subhash Chowk. For transit, it names the SPR Metro, Manesar MRTS and the Delhi Alwar RRTS, along with Indira Gandhi International Airport. Schools on the list include Ryan International, DPS Gurgaon and Heritage Xperiential Learning School, with Amity University and IILM University for higher studies, and the hospitals named are Genesis Hospital and Miracles Apollo Cradle/Spectra.

The Gem is the social heart. The gym looks out over the swimming pool, a small thing that makes early workouts nicer, and there is a spa and salon for winding down. Working from home is taken seriously, with a co-working space, a conference room and an e-library. For family time there is a theatre, indoor games, a multi-purpose hall, a yoga lawn and a kids' play area.

At this height, the practical details matter more than usual. Ask about the number and speed of lifts, fire safety and expected maintenance costs, and get the sizes and full cost sheet before forming a view.

Signature Global was founded in 2014 and built its name in affordable housing under Haryana's government policy, at a time when few builders wanted to work at those margins. In the last few years it has moved steadily upmarket.
