If you have been waiting for a newer building on Golf Course Road, Godrej Miraya deserves a look. It is a small, deliberately private address, 3 towers with only 248 residences on 5.16 acres in Sector 43, built for families who want a large 3 or 4 BHK in an established part of the city. It is registered under RERA, registration number RC/REP/HARERA/GGM/870/602/2024/97. You can check it on the state RERA portal before booking.

The land is group housing plot GH-25, acquired from Haryana Shehri Vikas Pradhikaran, which many buyers find reassuring on the title side.

Sector 43 sits just off Golf Course Road, long one of Gurugram's settled premium addresses. The appeal is that the neighbourhood is already built out, so you are not waiting for the area to arrive. Life Care Health Centre is 400 m away, Comorin 1 km, South Point Mall 1.2 km and Courtyard by Marriott 3.2 km. The developer's design leans on reflective pools, a landscape of blues and greens and a grand arrival.

The social hub is The Crystal Club, with a multi-cuisine restaurant, a cafe with outdoor seating, poolside dining, a dining terrace and a banquet hall. Quieter corners include a library, a mini theatre and a business centre. For wellness there is a pool with an aqua gym and jacuzzi alcove, a spa, salon and sauna, a gym and a yoga and meditation deck. Outdoors you get central greens, an oval lawn, a sculpture court, a jogging and cycling track, a kids' play zone and a pet park. Double-height air-conditioned lobbies, a concierge desk and 5-tier security take care of the practical side.

The homes are large, starting at 2,771 sq.ft. That 3 BHK of 2,771 sq.ft is priced from around ₹9.49 Cr, while the 4 BHKs of 3,519 sq.ft and 3,971 sq.ft are price on request. Published RERA carpet areas include a 3 BHK at 1,576.56 sq.ft and 4 BHK layouts of 2,238.60 to 2,610.72 sq.ft. Prices move by tower and floor, so ask NRIVEST for the current sheet.

A newer building on Golf Course Road is not easy to find, and the sizes here make Miraya a genuine upgrade for a family moving on from an older Gurgaon apartment. A Godrej name and HSVP-sourced land also give comfort if you are buying from abroad and can't visit often. The question to ask yourself is about time and price. This sits at the top of the market, so weigh a new home in May 2028 against a comparable resale home you could move into now.
